Metal Roof vs Shingles: Comparing the Real Cost
Two quotes, two lifespans
A metal quote is a shock next to a shingle quote, and stopping there is the usual mistake. Architectural shingles are commonly good for 20–30 years; a standing seam steel or aluminium roof for 40–70. Over the life of a house one metal roof replaces two or three shingle roofs, each with its own tear-off, disposal and labour. The fair comparison is cost per year of service, using your own two quotes.
Lifecycle cost per year

Prices vary too much by region for a national figure to help, so work in units where 1 unit is your shingle quote. Two scenarios for the metal price, since bids span a wide band:

At the low end of the metal band the two are a wash per year; at the high end shingles are cheaper per year even after buying them twice. Metal’s financial case therefore depends on getting a competitive metal bid, and on the things the table leaves out.
What the table leaves out
- Ownership horizon. If you sell in ten years you paid for fifty years of roof and collected only what the market credits — usually less than the difference.
- Hail, wind and fire. Metal takes hail without losing granules, holds in high wind, and is Class A fire rated. Some insurers discount premiums for it; ask yours.
- Energy. Light-coloured or reflective metal lowers attic temperatures in hot climates; the saving depends entirely on your attic insulation and ventilation.
- Snow. Metal sheds snow, which protects the structure and endangers whatever is below the eaves — entries and gas meters need snow guards.
- Weight. Metal panels weigh roughly a third of architectural shingles per square, so a metal roof can sometimes go over one existing shingle layer where code allows, saving tear-off.
- Noise and dents. Over a solid deck with underlayment, rain noise is similar to shingles. Softer aluminium and thin steel can dent in severe hail; heavier gauges do not.
Pitch and installer
Standing seam metal is usable on slopes as low as 3/12 (some systems lower with sealed seams); asphalt shingles need 4/12, or 2/12 with a doubled underlayment. On low-slope sections that a shingle roofer would have to detail heavily, metal is the technically cleaner answer. Metal installation is a specialist trade: the crew that does excellent shingle work may not have the brake, the seaming tools or the flashing experience, so bid it with a metal roofer.

Installed, standing seam metal typically runs two and a half to four times the price of architectural shingles, depending on the metal, the gauge and the region. Because it lasts two to three times as long, the cost per year of ownership is much closer, and at a competitive metal bid the two are roughly equal per year.
Does a metal roof increase home value?
Usually it adds something, but rarely the full difference in cost, so the financial case rests on how long you will own the house and on insurance and energy savings rather than on resale alone. Buyers in hail and wildfire regions tend to credit it most.
Can a metal roof be installed over shingles?
Often yes over a single flat layer of asphalt shingles, where local code allows, because metal weighs about a third as much as shingles. Roofers usually add furring or a slip sheet and underlayment first. Two existing layers must be torn off, and any doubt about the decking argues for tear-off anyway.
