What Drives the Cost of a Deck?
Follow the load path
A deck estimate is easiest to build the way the deck carries weight: footings, posts and beams; joists and ledger; the deck boards; and then everything that stands on the surface — railing and stairs. Each layer has a natural unit. Footings are counted, framing and decking are priced by the square foot, railing by the linear foot, stairs by the step, and labour by the square foot with a factor for how high the crew is working.

Where the money goes on a typical deck
The deck cost calculator’s worked example is a 16 × 12 ft pressure-treated deck attached to the house, 30 in to 6 ft up, railed on three sides with three steps. Before contingency, the shares are:

Your prices will differ; the shape will not by much. Two things follow. Railing is worth more attention than boards — a composite railing system can double a line that is already a quarter of the job, while composite boards raise a line that is an eighth. And height is the master variable: dropping the same deck to ground level removes the railing and the stairs and cuts the labour factor, which on the example takes roughly a third off the total.
Why big decks are cheaper per square foot
Railing grows with the perimeter and stairs with the height, while area grows with the square of the dimensions. Doubling a 16 × 12 deck to 16 × 24 doubles the area but adds only 24 ft of railing to the original 40 and no steps at all. Per square foot the larger deck comes in well under the smaller one. The reverse is why a small balcony-style deck on a second storey can cost more per square foot than anything else on the site.
Making bids comparable
Ask each contractor for the same lines: footing count and depth, framing lumber sizes, decking brand and grade, railing system by the foot, stairs by the step, labour, demolition, permit. A bid far below yours is usually thin on footings, ledger flashing or railing; one far above should be able to name the line.

What is the most expensive part of building a deck?
Labour, at roughly a third of a typical bill, followed by the railing at around a quarter once its own labour is counted. The deck boards are usually only about an eighth of the total, which is why the choice of boards moves the price less than people expect and the height of the deck moves it more.
Does a bigger deck cost more per square foot?
Usually less. Railing is priced by the perimeter and stairs by the height, while the area grows faster than either, so a large deck spreads those fixed costs thinner. A small elevated deck can cost the most per square foot of anything on a house.
How much does railing add to a deck?
On an elevated wood deck the railing, with its labour, is commonly 20 to 30 percent of the whole job, and composite or metal systems can double that line. A deck under 30 inches above grade needs no guard by code, which is a large part of why ground-level decks cost so much less.
